Buildout Looms near Hwy 395

HESPERIA — Businesses near the intersection of Highway 395 and Joshua Road are going to have some company after the city’s Development Review
Committee reviewed plans for a new project. On Wednesday, the Hesperia DRC approved a conditional use permit to construct nearly 13,000 square feet of business space on approximately two acres on the southwest corner of Highway 395 and Three Flags Court in Hesperia. The project west of Interstate 15 will include a 5,128squarefoot
Chevron convenience store/carwash that will include a 4,704squarefoot fueling station with 12 gas pumps. The project also includes a 3,000squarefoot drivethru restaurant.
The new Chevron station property sits west of Highway 395 and across from the Pilot Travel Center property, and on the south side of Three Flags Court,
across from the ARCO station. Last year, the City Council approved the Planning Commission’s recommendation to adopt resolutions that would allow for a new Love’s Travel Stop and
Country Store on the southeast corner of Outpost Road and Joshua Street. The Love’s project, which on sits on 11 acres, includes a 6,756squarefoot Love’s Country Store, large fueling station for vehicles and tractortrailers, a vehicle repair station, a McDonald’s restaurant and a Subway sandwich shop. Mayor Pro Tem Bill Holland told the Daily Press last year that news of the new Love’s would create “a synergy in the area that will attract more business.” Love’s and the Chevron project will be located north of the planned 3.5millionsquare
foot Hesperia Commerce Center that will be built near Interstate 15 just north of the Ranchero Interchange, and will sit on the west side of the freeway on Caliente Road, near the Union Pacific Railroad. Approved in 2013, the 13 parcel industrial park on 232 acres will include 34 industrial warehouse and office buildings, warehousing and wholesale distribution
facilities, commercial storage facilities, health and fitness clubs, restaurants, vehicle repair shops, medical services and schools.
